Belleville saw the steepest price drop in the region. The average home sold for $493,000 in August, down nearly 12% from last year’s $562,000 — a difference of about $70,000.
Despite lower prices, homes are moving more quickly. The average days on market fell to 35, compared to 50 a year ago. But with only 60 homes sold (down 26% from last August), there are fewer buyers actively in the market.
👉 For buyers, that means good deals — but you’ll need to act fast when the right property comes up.
👉 For sellers, pricing sharply and presenting your home well is more important than ever.
Long considered the higher-end market in Quinte, Prince Edward County is seeing a gentler but still noticeable decline. The average price slipped to $694,000, about 6% lower than last year.
Unlike Belleville, homes here are taking longer to sell. The average days on market is 65, almost unchanged from 64 last year, showing that buyers are hesitant and negotiating harder. Sales stayed nearly flat at 38 homes sold, but the luxury market is clearly slower to move.
👉 Buyers have more room to shop around and negotiate.
👉 Sellers need patience and a smart pricing strategy to capture interest.
Quinte West is holding steady compared to its neighbors. The average price came in at $577,000. Homes are selling slightly faster — 38 days on market vs. 41 last year — and sales volume is down only slightly (62 homes vs. 65 last year).
👉 This makes Quinte West one of the most balanced markets right now, with active buyers and stable prices.
What It Means for Buyers and Sellers
-
Buyers: Prices are lower across the board, and you may have more negotiating power — especially in the higher-end Prince Edward County market.
-
Sellers: Homes are still selling, but only if priced competitively and marketed well. Belleville and Quinte West show that when the value is right, buyers are ready to move quickly.
Keep in mind that summer is traditionally a slower season. Activity often picks up in the fall, so the coming months will be key in showing where the market is heading next.
