January 2026 Real Estate Report

Hope you’re off to a great start to the new year! If you’re wondering how our local real estate market performed in December, here’s a quick look at how 2025 wrapped up before we head into January.

In Belleville, the average home price came in just under $458,000, down about 2% year-over-year. Prices remained fairly stable heading into the winter months, and sales activity increased slightly compared to last December, helping keep the market balanced.

In Prince Edward County, average prices hovered around $621,000, also about 2% lower than December 2024. With fewer homes available, sellers continued to have some leverage in the market.

Quinte West saw an average sale price of approximately $486,000, representing an 11% decrease year-over-year. Sales activity was a bit softer, which is typical for this time of year.

Overall, December brought the expected holiday slowdown, but the market is entering the new year on a solid foundation. Larger urban centres are still forecasting price declines of 2–4%, making this a great time for buyers and sellers to start planning and having early conversations.
