Happy Canada Day weekend from all of us at Team Lyons. This week we filmed Tour Tuesday from the car, with a July market update for Belleville, Quinte West and Prince Edward County, plus a couple of local picks worth a summer outing.
The market update
Sales activity has picked up over the last few weeks, and pricing is starting to balance out across the region. The west end is seeing a little more growth than other areas, but overall the activity is positive. Most of that activity is still in the lower price ranges, so higher end homes are moving more slowly.
Our spring market is trickling into the summer. Normally things slow down this time of year, but we are still taking the overflow from a busy late spring, which is a good sign. Expect the first two weeks of July to be quiet, with holidays underway and school just out, then a stronger rest of the summer.
After 27 years in this business, this is one of the hardest markets Tara has seen to predict. If the economists across the country cannot call it, we are not going to pretend we can either. What we can do is watch it every week and tell you exactly what we are seeing on the ground.
A couple of listings we liked
We drove past two homes under $500,000 on Frank Street this week, sitting side by side. If you are shopping in that range they are worth a look, and for a larger family they make an interesting pair.
Local picks for the summer
If you are up in the dark skies area, there is a special new telescope being demonstrated this weekend. It makes for a great late night outing if you are into stargazing.
And if you like the County and the breweries, there is a new spot called Aurum on County Road 3. German style beers, and really nice people who own it. Morgan stopped in on the weekend and gave it a thumbs up. There is always plenty to do down in Prince Edward County over the summer between the wine tours, the distilleries and the breweries.
