October Real Estate Update!
The September numbers are in, and this one might surprise you. Average prices are down from last year in all three of our markets. And yet in Belleville, homes sold 22 days faster in September than they did in August. When a home is priced right, buyers are moving on it quickly.
Belleville: The Fastest Month of the Year
Belleville’s average price is lower than last September, but last September was one of the strongest months Belleville had all year. Compared to August, prices actually ticked up.
- Average Sale Price: $520,002 (down 9.4% from last September, up 2.1% from August)
- Sales: 58 (compared to 62 last September)
- Average Days on Market: 31 (down from 53 in August and 49 last September)
Thirty-one days is the fastest month Belleville has had in 2026. Buyers are still out there, and they are not waiting around for a well-priced home.
Prince Edward County: A Big Jump, With Context
The County’s average price jumped to just under $800,000. That sounds huge, but it needs a little context.
- Average Sale Price: $799,483 (down 4.7% from last September, up 22.6% from August)
- Sales: 35 (compared to 56 last September)
- Average Days on Market: 66 (four days faster than last September)
Prince Edward County is a small, higher-end market. With only 35 sales, a few big waterfront sales can push the average way up. Compared to last year, prices are actually down a little. And for the year so far, the County has sold 316 homes, almost exactly the 317 it had sold by this point last year. The pace is steady. The monthly average is just swinging.
Quinte West: A Slower Month
After a strong August, Quinte West cooled off in September.
- Average Sale Price: $523,694 (down 3.3% from last September, down 9.0% from August)
- Sales: 42 (down from 60 in August and 48 last September)
- Average Days on Market: 53 (ten days longer than August)
Here is something interesting: Quinte West and Belleville are now priced almost exactly the same. If you have been shopping in one, it is worth a look at the other.
Key Takeaway
Prices eased a little across the region, but for the year so far, sales are almost even with last year in all three markets.
- Belleville: 579 homes sold so far this year (595 by this point last year)
- Quinte West: 530 (547 last year)
- Prince Edward County: 316 (317 last year)
If you are a buyer, Quinte West is giving you more time and a little more room to negotiate right now. If you are a seller, Belleville shows that a well-priced home still sells fast.
