Tour Tuesday: Is Your Home Priced Right? October Update for Belleville, Quinte & the County

Morgan and Joe were in the car this week after a morning of showings. They toured three homes, all under $400,000, then talked about the market, a free pumpkin giveaway this Saturday, an open house, and a round of real estate Would You Rather.

What we saw on tour

The first home is on Avonlough Road. It is a big home with two separate units, and each unit has its own meters. That makes it a good investment property. You can live in one unit and rent out the other, or two households can buy it together on a joint mortgage.

The second is right off Tracey Park. It needs a little love, but the potential is there.

The third is in central Belleville. All three homes came in under $400,000.

Market update

Homes that are priced really well are selling quickly. Two listings sold in their first week. Homes at higher price points are a tougher market, and that has been true for a while now.

If your home is somewhere between $300,000 and $600,000 and it is sitting on the market, the price is usually the reason. At the right price, it will go. The right price does not mean giving your home away, and it does not mean something is wrong with your home. It is where valuations sit right now. Prices have come down, and we are in a down market at the moment.

Free pumpkins this Saturday

This Saturday, October 24, from 9 AM to 1 PM, we are giving away over 200 free pumpkins. Come early, because it is first come, first served. There is a yard sale at the same time, so you can look for a deal while you are there.

We are at 360 Pinnacle Street in Belleville. Park in the Empire Theatre lot.

Open house at 1567 Clearview Road

The open house is this Saturday from 11 AM to 2 PM at 1567 Clearview Road. The designer from Van Huizen Homes will be there to talk about where the ideas for this home came from, and you can enter to win a Smeg coffee machine.

Would You Rather: real estate edition

Morgan asked Joe four questions. Here is how they answered.

  • Replace the roof, or all the flooring? Joe picked the flooring because he knows how to do it and does not want to get up on his roof. Morgan picked the roof, so she does not have to move all her furniture.
  • A finished basement, or an attached heated garage? Joe picked the basement. He has four kids and they need their own space. Morgan picked the garage, because she has a lot of stuff.
  • A freshly paved driveway, or a covered rear deck? Both picked the covered deck. They love sitting outside, even if a gravel driveway means picking rocks out of the garden every spring.
  • A walk-in closet, or an ensuite bath? Joe picked the ensuite. He thinks it adds more value at resale. Morgan picked the walk-in closet, because she and her fiancé have a lot of clothes.

What would you pick? Tell us in the comments on the video.
