Tour Tuesday and Tom Sings

Team 0:01
It’s Tour Tuesday!

Tom Lyons 0:03
The day we tear down buildings in.. near the Real LePage building. So that you don’t need to!

Tara Lyons 0:12
If you want to see a building come down. It’s currently coming down the building beside the Empire Theater.

Tom Lyons 0:18

Tara Lyons 0:19
Yeah. Finally coming down.

Tom Lyons 0:22
Pretty cool to watch. They’re almost to the old stone. Right now they’re at the part where it’s basically just a bunch of cinder blocks. So it’s not very interesting, but they’re almost at the old stone. Which will be, which will be interesting, I think. I don’t know why. I feel..

Tara Lyons 0:38
We’re taking pictures as it goes and we’ll send them to you.

Tom Lyons 0:42
Yeah. I’ll get a couple of them up.

Tara Lyons 0:44
So we have a new listing, 63 Elizabeth Crescent. It’s a really great bungalow, three bedroom, one bath. And it needs your own personal touch because it needs some updating. We had an open house on the weekend. How’d that go Julie?

Julie 1:02
It was crazy town!

Tom Lyons 1:03

Julie 1:03
We had like 20 groups of people through! Like the busiest open house I think I’ve ever had!

Tara Lyons 1:09
I think it’s the busiest one we’ve ever had. That’s a lot of people!

Tom Lyons 1:12
We had a nice weather which helped right, like it was warmer.

Tara Lyons 1:15
You know the last time we had that many people through. I was thinking about this was the second oldest home in Belleville on Dundas. Yeah, we had three of us manning that one.

Julie 1:26

Tom Lyons 1:27
That was a crazy crazy… Same with the condo way down by the water, that one was really popular too. The one right by the harbour.

Tara Lyons 1:41
Anyway, so yeah, so this is a great one and we’re holding offers until Thursday so you have time to get through it. I’ve been a lot of questions about that. Why hold offers? Buyers get upset. They think that the sellers are just trying to take them and be greedy. But here’s why we developed this system: is what happened back in 2017 when we had the market that just all of a sudden exploded. We would list a house and, what’s today Tuesday?, so see I list a house today. The first person that drove by the sign, or the first person to see it online would call their agent and say “Hey, I want to get through it.” They’d come through and they give us an offer. And they only give us a couple hours to deal with it.

Tom Lyons 2:31

Tara Lyons 2:33
So then we’d sell it because they come in at full price. All of a sudden, they they get the house, and we get like 10 more calls the next day of buyers wanting to see the home. And they would be very upset that they didn’t get to because it was already an accepted offer. So we’re trying to figure out okay, how do we get those buyers through the house, and that’s why we developed the holding of offers it was actually for the buyers initially. And now it’s for both because honestly The sellers should get more if there’s more than one buyer who wants to put an offer in. And again, it’s up to the buyers what they go in at. So it’s only selling for what the buyers are willing to pay. But we had to come up with a system..

Julie 3:11
It’s the seller’s choice, of whether they want to hold offers or not.

Tara Lyons 3:14
It’s not ours. No, we lay out all the options, these are your options, these are the scenarios, and these are the reasonings. And then the seller decides what’s best for them in their situation.

Tom Lyons 3:23
That’s right.

Tara Lyons 3:24
So that’s why we started holding offers, and we don’t hold offers, you’ll see we used to hold offers on every house now we don’t because the market is changing again. And we do hold offers on..

Tom Lyons 3:37
Yes, so as long as there’s enough time for everybody to come and see the house, then we generally won’t hold offers. But if it looks like it’s, it’s a case where..

Julie 3:46
Depends on the price point too sometimes.

Tara Lyons 3:47
And the other part of it is, everything that we use to do that we would, actually all the advertising, all the phone calls, everything we used to do in a month. We have to do inside of a few days now. So when we list a house, this is what happens: we are having to get everything out very quickly. And so we really have to time things, so that we made sure that we have enough time to get this house marketed, and people say, well, you’re not having to do much to sell a house today. Well, that’s not true. We just have to do it all in a very short period of time. So we’re still doing the same stuff. It’s just a short period of time.

Tom Lyons 4:29
That’s why we tell you, like to have us in earlier than when you’re planning to actually list your home so that there’s time for us to bring in the stager and there’s time for them to make recommendations on what might need to change in the home. And there’s time for us to bring in the photographer and then it’s time to..

Tara Lyons 4:45
Booking the photographer’s a big one. It’s the time of year they get so busy.

Tom Lyons 4:48
Especially when it’s busy..

Tara Lyons 4:50

Tom Lyons 4:50
When you’re going into a competition a lot of people would be like “I don’t want to go into competition”. Going into competition changes no situation for you. Right? You still go in at the price that you’re comfortable with. And what happens is, we’ll see four or five people be interested in a home, find out that other people are interested. Everybody decides not to go in competition and one person gets a great deal in the house when any of the other three people may have also gotten that house. Do not let competition scare you from putting an offer in. Right? You only go in at the price you’re comfortable. If you do not win that competition, that’s okay. It’s the same outcome as if you had never entered competition anyway.

Julie 5:33
Yeah. Take the chance.

Tom Lyons 5:33
You have nothing to lose.

Tara Lyons 5:38
I got asked to do karaoke, carpool karaoke.

Tom Lyons 5:43
What song are we doing?

Tara Lyons 5:45
“Take a chance on me”, how do you not know that song?

“Take a chance on me, honey I’m still free”

Tom Lyons 5:51
You don’t know the words to the song.

Julie 5:54
I know them!

Tara Lyons 5:55
It’s Tara Carpool Karaoke!

Tom Lyons 5:56
And apparently it’s only Tara.. Tara may never watched Carpool Karaoke, James Corden.. Corden? Anyway, James sits here and the other person sings with them. So I should be the singer. You should be joining.. It should be my hit songs.. things like “Happy Birthday”.. Top hits by Tom Lyons: “Happy Birthday”, “Happy Anniversary”. ..”Happy Anniversary! Happy Anniversary! Happy Anniversary!”

Tara Lyons 6:40
I think we’ve really gotten off topic now.

Tom Lyons 6:43
Whatever. Whatever!

Tara Lyons 6:46
Now I’m finally, I’m on the right street- I was on the wrong street!

Tom Lyons 6:49
Now we’re getting to where we’re actually going.. We are second home on tour. Thanks for mentioning that.

Tara Lyons 6:54
She’s been snuggling with Julie in the back.

Tom Lyons 6:58
Hi I’m River!

Tara Lyons 6:58
People were asking where she was last week.

Tom Lyons 7:01
Ok I think that’s probably it for Tour Tuesday..

Team 7:03
