So we have a new listing, 63 Elizabeth Crescent. It’s a really great bungalow, three bedroom, one bath. And it needs your own personal touch because it needs some updating. We had an open house on the weekend. How’d that go Julie?

Anyway, so yeah, so this is a great one and we’re holding offers until Thursday so you have time to get through it. I’ve been a lot of questions about that. Why hold offers? Buyers get upset. They think that the sellers are just trying to take them and be greedy. But here’s why we developed this system: is what happened back in 2017 when we had the market that just all of a sudden exploded. We would list a house and, what’s today Tuesday?, so see I list a house today. The first person that drove by the sign, or the first person to see it online would call their agent and say “Hey, I want to get through it.” They’d come through and they give us an offer. And they only give us a couple hours to deal with it.

So then we’d sell it because they come in at full price. All of a sudden, they they get the house, and we get like 10 more calls the next day of buyers wanting to see the home. And they would be very upset that they didn’t get to because it was already an accepted offer. So we’re trying to figure out okay, how do we get those buyers through the house, and that’s why we developed the holding of offers it was actually for the buyers initially. And now it’s for both because honestly The sellers should get more if there’s more than one buyer who wants to put an offer in. And again, it’s up to the buyers what they go in at. So it’s only selling for what the buyers are willing to pay. But we had to come up with a system..

And the other part of it is, everything that we use to do that we would, actually all the advertising, all the phone calls, everything we used to do in a month. We have to do inside of a few days now. So when we list a house, this is what happens: we are having to get everything out very quickly. And so we really have to time things, so that we made sure that we have enough time to get this house marketed, and people say, well, you’re not having to do much to sell a house today. Well, that’s not true. We just have to do it all in a very short period of time. So we’re still doing the same stuff. It’s just a short period of time.

That’s why we tell you, like to have us in earlier than when you’re planning to actually list your home so that there’s time for us to bring in the stager and there’s time for them to make recommendations on what might need to change in the home. And there’s time for us to bring in the photographer and then it’s time to..

When you’re going into a competition a lot of people would be like “I don’t want to go into competition”. Going into competition changes no situation for you. Right? You still go in at the price that you’re comfortable with. And what happens is, we’ll see four or five people be interested in a home, find out that other people are interested. Everybody decides not to go in competition and one person gets a great deal in the house when any of the other three people may have also gotten that house. Do not let competition scare you from putting an offer in. Right? You only go in at the price you’re comfortable. If you do not win that competition, that’s okay. It’s the same outcome as if you had never entered competition anyway.
