Morgan and Joe were in the car this week after a morning of showings, five homes in one go, and the conversation covered a lot of ground: what the fall market is actually doing, two new listings we are filming, and everything happening around Quinte this weekend.
Five homes, five very different buyers
The morning ran from country lots out in Quinte West all the way to in-town bungalow townhomes. The townhome was the surprise of the day. It was bigger than expected and the finish was genuinely lovely, roughly 1,200 square feet of main floor living with a full finished basement underneath. If you want space without a weekend of yard work, that style of home is worth a look.
Out in Quinte West it was two rural lots at opposite ends of the scale: one big family home, and one smaller bungalow that was very cute. Both good homes, just for completely different buyers.
September market update
Here is the short version. Inventory is going up. New listings keep coming on, and you are probably noticing more for sale signs around your own neighbourhood on the drive to work.
More inventory does not automatically mean more sales, though. Homes are still taking their time, so do not be surprised if those signs stay up a little longer than they would have a couple of years ago. It is still a buyers market.
The encouraging part is that activity is starting to pick up. Interest rates are holding steady, not climbing, not falling. The kids are back in school. This stretch after Labour Day is normally our second busiest time of the year, so we expect more buyers out looking and more sellers deciding to list.
Two new listings coming this week
We are filming two of our own listings over the next few days. First is a condo in Belleville, with the media day on Wednesday. Second is a five bedroom, two bathroom home very close to the hospital, filming Friday. That one backs onto green space and has been really well cared for. We think it will move quickly.

What is on this weekend
Fall fair season has officially arrived, and there is plenty to choose from:
- Ameliasburgh has a fair on this weekend.
- Belleville Porchfest is on Saturday, and it is always a good time.
- Corbyville has a fall fair, Saturday only.
- Brighton Applefest runs all weekend, starting Friday.
If you have never been to Applefest, go. Main Street shuts right down on Saturday and fills with vendors, homemade gifts, baked goods, a bit of everything. What makes these small town events work is that the whole community puts them on, not one or two people running a big spread. You can feel the difference.
It does get busy. For parking, Sobeys fills up fast, so try Brighton Public School or the high school instead. There is usually something going on around the arena too, and you can park there. It is a bit of a walk, but nowhere in Brighton is a long walk. Call it getting your steps in.
